Buy Garbage Disposal Unit Faq

John asks…

Need Dishwasher Help!?

I have a cheap hot point model dishwasher hooked up to a garbage disposal. I live in an rather large 200+ unit apartment complex so I’m at the mercy of the brand the owners decide to put in.

Now I’m very very careful to scrape off all the food before loading the dishwasher and very careful to rinse the dishes. I’ve had NOTHING but problems with this model. The owners of the complex would rather fix something to death and replace the item with another cheap model than just out right buy a quality model that won’t break down every 3-4 months.

Now lately the dishwasher works great. Drains, washes, does everything like it’s supposed to UNTIL the final rinse cycle.

It will not drain after the final rinse cycle, but it will drain every other time.

What’s wrong with it? Can’t be something stuck in there because it drains every other time and fills up just fine. Is this something I can fix?

Garbage Disposal Staff Says:

Yes, clean it. Run Jet Dry Dishwasher Cleaner through the machine

Sounds like a timer or solenoid valve, but I would bet on the timer
check Hotpoint’s website/troubleshooting
show your landlord what you come up with

Jenny asks…

HELP! What would be a good average handyman charge in Los Angeles for the following? My landlord had been away?

and my husband practically started taking care of the building (the landlord approved it). Since then, he had done work around the building and now, the landlord wants to pay for his services, but as you can imagine, this is not his regular line of work. He did an excellent job and kept the receipts for the materials he bought, but he needs help figuring out how much should he charge. He did/fixed the following: 1) fixed a garbage disposal in one of the units 2) took down some old mailboxes (5) and install brand new ones 3) patched, sanded and painted one wall in one of the apartments
4) deep cleaned the carpet of a single after the tenant left 5) replaced the net for 2 window screens
6) built and installed 3 window screens 7) changed light bulbs around the building 8) patched a crack on an outside wall 9) replaced some vents under the building 10) replaced a light fixture in one of the garages 11) placed some animal repellent under the building to avoid having dead animals while the vents were being replaced 12) cleaned a bachelor’s after the tenant left 13) changed/replaced door handles or door locks 14) showing available units/apartments to possible tenants 15) receiving and making phone calls to/from interested prospects 16) drove his truck for 2 hours, picked up a piece of furniture and brought it back to one of the apartments, including loading it and unloading it 17) installing a screen door 18)installing a medicine cabinet.
If you have an idea, I would really appreciate your help. If you can write the charges according to the action, better yet. Then, should he give the landlord the receipts and charge for the total of materials cost and then for labor? Or should he charge one whole amount (including materials and labor?)
Thanks so much!!

Garbage Disposal Staff Says:

I’d go with around $15 an hour for the easy stuff like answering phones, but more like $30-$40 an hour for the heavier work like moving furniture. He sounds like my husband who fixes stuff for friends and neighbors then won’t charge for labor, then gets upset when he doesn’t make any money for his time. Make sure he doesn’t cheat himself – he has done a lot! I’d break down each job into materials costs and labor. Good luck!
